What Is Home Staging?
The textbook answer is: Home Staging is the art of professionally preparing a home so it sells for the best possible price in the shortest period of time.
The way you live in your home and the way you market it for sale are two very different things. In other words, your house becomes a product that you want to present in its best possible light, appealing to the broadest number of potential buyers. This can be accomplished by organizing and decluttering, neutralizing the décor, and minimizing your personality in the home.
Buyers are more likely to purchase a house if they can easily envision themselves living there. A well-staged, clutter-free, depersonalized home allows them to mentally move in.
Staging gives you the confidence of knowing you’ve done all you can to get the best price for your most valuable asset – your home.
Who Hires Home Stagers?
Sellers should take advantage of every possible resource to ensure a successful sale. Staging is a unique process that is statistically proven to help homes sell faster and for more money in any market.
- Sellers working with a realtor – Agents can make suggestions about staging your home, but it’s not their job to maximize closet space, create smooth traffic flow, or highlight key features of a room. That’s where we come in!
- “For Sale By Owner” sellers – Our flat-fee home consultation report is a valuable asset for clients who want to “do it themselves” but still need guidance and direction from professionals.
- Real Estate Agents – We can be a valuable tool in any realtor’s toolbox, whether we’re hired to create a model-home look or to organize so the home appears spacious, functional, and welcoming.
How Much Does It Cost?
The cost of staging varies from one home to another, but it’s always money well spent. Even in slow markets, staged homes sell while others sit. Think of it as an investment rather than as an expense. It will cost less than a reduction on your asking price, so stage first!
Home Staging Consultation and Report
Home Solutions tours the house and property, taking extensive, detailed notes. We present a brief verbal overview of our recommendations. A typical tour and consultation lasts approximately one to two hours.
Next, we prepare a simple report in a room-by-room, “to-do” list format. The report lists specific tasks as well as general home staging guidelines. We provide professional, objective feedback that will increase the marketability of the home. Depending on budget, the seller can decide whether to complete the work themselves or hire Home Solutions to stage their home.
- Flat fee for verbal consultation and written report – $250
